Houses that have been bought with a buy to let mortgage

Sometimes, a lick of paint or some fresh wallpaper is all it takes to spruce up your home and make it feel new. Other times, you can’t help but find yourself daydreaming about bigger, more exciting projects.

Like that home gym you’ve always wanted…

Or converting the garage into a home office…

You might even have your eye on selling soon and want to make sure that you get the best price possible…

But did you know that some projects add more value to your property than others?

For example, let’s say your house is valued at around the national average of £235,298 (as of November 2019) and you want to install a new conservatory to increase the property value before you stick a For Sale sign on the front drive and start perusing Rightmove.

But how can you be sure that after all of that effort, hassle and cost of getting tradesmen in, you’ll have improved the value of your property?

Enter the Loan.co.uk Home Improvement Calculator!

Using data from a number of reliable sources — including Zoopla and Sainsburys Bank— we’ve calculated how much each renovation will cost you (on average) and how much value it could add to your property.

That way, you can make sure that you’re using your budget in a way that adds the most amount of value to your property.

For example, in our scenario, adding a standard conservatory to a property worth £235,298 would cost around £10,500 but would add a whopping £21,840 to the property value, making an extra £11,340 when the property is sold.

On the other hand, a project like adding a new budget kitchen and bathroom to your property could cost £9,750 but would only add £14,500 to your property’s value, making you an extra £4,750 when you sell the property. (Which isn’t bad at all, but not quite as good as £21,840…)

With our Home Improvement Calculator, you can make sure that every penny you spend — whether you’re using savings or taking out a loan — works as hard as it can to add as much value to your house as possible.

And that’s not all!

The home improvement calculator doesn’t just cover kitchens and bathrooms. You can use it to calculate how much each of these improvements — or a collection of improvements — would cost or add to your property value:

  • Kitchen
  • Bathroom
  • Conservatory
  • Loft Conversion
  • Garage Conversion
  • Landscaping
  • Double Glazing
  • New Roof

Disclaimers:

The home improvement calculator cannot take into account market fluctuations, regional house prices or fluctuating project costs. As such, it is intended solely as a guide for your personal use. It has no legal basis and cannot be held responsible if your house value doesn’t improve or projects run over-budget. It should also be noted that these calculations are based on houses valued at less than £500,000. Once houses are worth more than that, home improvements don’t generally tend to add as much value to the property .
